While the high school rating is more moderate, Legacy has shown consistent improvement in recent years and offers a range of advanced placement and extracurricular programs.

HOA fees in Aliante range from $50 to $175 per month depending on the village, which is reasonable for the level of amenities provided. Property taxes in Nevada remain among the lowest in the country, which is a significant advantage for homeowners at every price point.

It is also worth noting that North Las Vegas as a whole has posted the strongest year-over-year price growth in the valley, with the submarket median rising 6.6 percent to roughly $385,000. That appreciation is being driven by the area's affordability relative to other parts of the valley combined with real improvements in infrastructure, retail, and community amenities.

The Broader Northwest Corridor

While Aliante is the anchor community of the Northwest corridor, the broader area offers additional options worth considering. Skye Canyon, a newer master-planned community just north of the 215 Beltway, features mountain views, a growing park system, and homes that appeal to families looking for the newest construction. The communities along the US 95 corridor between Aliante and Downtown Summerlin offer convenient access to both the northwest valley's amenities and the shopping and dining of the Summerlin area.

For commuters, the Northwest corridor is well-positioned. The 215 Beltway provides direct access to the western and southern parts of the valley, while US 95 connects you to Downtown Las Vegas in about 15 to 20 minutes in normal traffic. The Las Vegas Medical District, the Strip, and McCarran International Airport are all within a 25- to 35-minute drive.
