Enter a home price and see your estimated monthly payment, broken into principal and interest plus estimated property tax and homeowners insurance. The tax and insurance assumptions below use typical Nevada and Las Vegas figures, and you can adjust them to match your situation.
The purchase price of the home you are considering.
20% of the purchase price.
Annual rate, in percent. Your lender will quote your exact rate.
Set to 0.55% per year, a typical Clark County effective rate. Adjustable.
$1,400 per year, a typical Las Vegas figure. Adjustable.
Does not include HOA fees, private mortgage insurance, utilities, or maintenance, which can add hundreds of dollars per month in the Las Vegas Valley.
Based on your household income and monthly debts, this tool estimates the maximum home price you can likely afford using the standard 28% front-end and 36% back-end debt-to-income guidelines that lenders commonly apply. It is an estimate: your actual pre-approval depends on your full credit picture.
Total gross income for everyone on the loan, before taxes.
Car loans, credit cards, student loans, and other recurring payments.
20% of the purchase price.
A price that keeps your total housing payment inside the 28% / 36% guidelines.
Lenders commonly cap your total housing payment at 28% of gross monthly income.
After your monthly debts, 36% of income is the usual ceiling for all payments combined.
With these figures, the front-end ratio is the tighter limit. In plain terms: 28% of your income allows a smaller housing payment than 36% of your income after your current debts.
This estimator turns two simple inputs, your home's size and a price per square foot for your neighborhood, into a ballpark value range in seconds. The price per square foot starts at roughly the Las Vegas Valley median, and you can adjust it up or down for your community. It is a planning tool, not an appraisal: a precise figure comes from a Comparative Market Analysis (CMA) of similar homes that have actually sold near you.
Total living area. Garages and uncovered patios do not count.
Roughly the Las Vegas Valley median in 2026, per Las Vegas Realtors (GLVAR) data. Adjust for your neighborhood.
A ballpark centered on $250 per square foot across 1,900 square feet.
The range is a rough planning band around the midpoint. A home's final value depends on its condition, upgrades, lot, and what comparable homes near you have sold for. I will pull those comps and give you a free, honest CMA for your exact property.

These calculators are provided for educational purposes only. They are not a loan approval, a mortgage quote, or financial advice, and they do not include every cost of homeownership, such as HOA fees, private mortgage insurance, utilities, or maintenance. Actual rates, taxes, insurance costs, and your approval amount depend on your lender and your full financial picture.
When you are ready to turn an estimate into a plan, I can connect you with trusted lenders and walk you through pre-approval, down payment options, and the neighborhoods that fit your budget. That conversation is always free and never pressure-filled.
