October 2026: Honest Numbers, Real Life Decisions
Let us be straight with each other: mortgage rates are running above 7% right now, with the national average for a 30-year fixed rate around 7.3% as of early October, and prices have only eased a few thousand dollars off last spring's peak. That is not the setup for generic "buy now" advice, and this issue will not pretend otherwise. Buying or selling makes sense when your life asks for it, not when a market headline says so.
This issue is written for people facing real change: growing families, a new job or relocation, marriage, divorce, retirement and downsizing, caring for aging parents, or a shift in income. If that is you, we run the real numbers together and decide what your next move is worth.

With roughly 43% of listings taking a price cut, the market rewards honest pricing and strong presentation from day one. Price it right, stage it well, and serious buyers will notice.

Water Street, Henderson: Old-Town Charm Worth a Look
Water Street is Henderson's historic heart: a genuinely walkable district where old-town charm meets a lively present. Along its sidewalks you will find independent shops and boutiques, family restaurants and coffee houses, and local eateries tucked into buildings with real history. It is the rare Las Vegas main street you can comfortably stroll on foot, which is exactly why families, locals, and weekend visitors all end up here.
The district is also the stage for Henderson's community calendar, with neighborhood events that bring residents together throughout the year and give the street its friendly, hometown feel. If Henderson is on your list, a walk down Water Street is the best introduction you can get, and I am happy to point you to the corners locals love.
My Water Street Favorite
Biscuits and Bourbon is one of my favorite local spots: a community-focused place run by Henderson locals at 109 S Water Street, known for its biscuits, jam flights, and 10-hour smoked brisket. Stop by on a walk through old town and you will see exactly why I love pointing buyers here.
