Active inventory sits near 8,192 single-family listings, and days on market has stretched to about 51 days. Months of supply now reads near 5.0 months, up from roughly 2.6 in the spring, giving buyers real breathing room. Mortgage rates average about 6.66% for a 30-year fixed, and around 43% of listings have taken a price cut. For buyers, this means real choice and negotiating room. For sellers, it means realistic pricing, strong staging, and a good marketing plan from day one.
