September opens with more homes on the market than the valley has seen in a while. The single-family median home price holds steady near $480,000, essentially flat year-over-year, with late-August data settling around $473,000 as a normal seasonal mix of closings comes through. Active inventory sits near 8,192 single-family listings, and days on market has stretched to about 51 days. Months of supply now reads near 5.0 months, up from roughly 2.6 in the spring, giving buyers real breathing room. Mortgage rates average about 6.66% for a 30-year fixed, and around 43% of listings have taken a price cut. For buyers, this means real choice and negotiating room. For sellers, it means realistic pricing, strong staging, and a good marketing plan from day one.

A Fresh Start This September 🍂

There is something I love about September. The desert heat finally starts to ease, the evenings turn cool enough for a walk, and the whole valley seems to trade its summer pace for a season of fresh starts. With the kids back in school and routines settling in, it is the perfect time to take stock of what matters most: your family, your goals, and your financial future.

And what a moment it is. Inventory is up, prices are steady, and there is real room to negotiate. If you have been waiting to make a move, this fall could genuinely be your time. Sellers who price well and present their homes beautifully are still seeing strong results, and buyers have choices we have not had in a long while.

There is plenty to enjoy while you think it over. Carín León brings his immersive residency to the Sphere through September 13, the Eagles kick off their Sphere run mid-month, and the iHeartRadio Music Festival returns to T-Mobile Arena on September 18 and 19. The Raiders open their home season against the Dolphins on September 13, and Mountain's Edge hosts its Corks & Cinema outdoor movie night at Exploration Peak Park on the 12th.
