Green Valley, Henderson: A Complete Guide to the Valley's First Master-Planned Community

· By Samantha Medeiros, REALTOR®

Green Valley is the community that put Henderson on the map as a place for master-planned living, developed years before Summerlin. It offers tree-lined streets, established neighborhoods, highly regarded schools, and easy access to The District at Green Valley Ranch, the outdoor dining and entertainment center at the 215 beltway. This guide covers the three main pockets of Green Valley, the school feeder pattern that runs through Green Valley High, and the parks and trails that make it one of the most family-friendly corners of the Las Vegas Valley.

If you are weighing Henderson against the rest of the valley, Green Valley deserves a close look. It has the mature landscaping and settled feel that newer communities are still growing into, while sitting close to the jobs, casinos, and conveniences of the southeast valley. Here is what you should know before you start searching homes in this area.

What Makes Green Valley Different

Before Summerlin, before most of the valley's grand plans, there was Green Valley. Development began in 1978 on a large stretch of Mojave desert land that American Nevada Corporation turned into Southern Nevada's first master-planned community. That head start is why Green Valley feels so established today: mature trees, deeper landscaping, winding streets, and cul-de-sacs that newer developments are still waiting to grow into.

The community is roughly 14 miles southeast of downtown Las Vegas, and it spans several ZIP codes: 89014 and 89074 cover most of Green Valley North and South, while 89012 and 89052 cover the Green Valley Ranch portion at the southern end. Across the whole community, the 2026 median home price sits around the mid-$560,000s, with a range that stretches from older, smaller starter homes to larger resale houses near the resort. If you want a sense of what is actually on the market today, search homes in Green Valley and Henderson on my live portal and sort by ZIP and price.

Green Valley North vs. Green Valley South vs. Green Valley Ranch

Green Valley is really three communities that share a name, and each has its own character.

Green Valley North (mostly 89014) is the original, established core, with some of the most mature trees and the widest mix of home styles, from 1980s ranches to later resales. It is close to shopping on Sunset Road and the 215, and it feeds directly into Green Valley High. Green Valley South (mostly 89074) grew up through the 1990s with a similar established feel and its own parks and shopping, offering more of the same tree-lined living a touch further south.

Green Valley Ranch (89012 and 89052) is the newest and largest piece, a resort-anchored community of 6,000-plus homes built around the AAA Four-Diamond Green Valley Ranch Resort, Spa and Casino. It is the most polished, amenity-rich pocket, with Paseo Verde Park providing the green spine and The District right at its doorstep. Homes here tend to run newer and larger than in Green Valley North.

The good news is you do not have to guess which pocket fits you. See current listings in this area on my portal, filter by these ZIPs, and I can walk you through the price and lifestyle differences between North, South, and the Ranch.

Schools: The Green Valley High Feeder Pattern

One of the biggest draws for families is that most of Green Valley feeds into Green Valley High School, a well-regarded Clark County School District high school at 460 N. Arroyo Grande Blvd. The feeder pattern below it varies by exact address, but a common path is Nate Mack Elementary to Bob Miller Middle School to Green Valley High, while the area around The District often routes through John C. Vanderburg Elementary and Del E. Webb Middle School before the same high school.

Because individual addresses within a single community can cross elementary and middle school boundaries, the definitive answer for any specific home comes from the official CCSD boundary lookup. Beyond the zoned schools, the area is also home to strong public charter options like Doral Academy and Coral Academy of Science, plus a few private schools in the Green Valley North area, which gives families real choice.

Parks, Trails, and Recreation

Henderson consistently ranks among the most park-rich cities in the country, and Green Valley gets a generous share of that. Fox Ridge Park, at 420 Valle Verde Dr., is a family favorite with a playground, ball field, picnic shelters, and a short paved walking loop. Paseo Verde Park anchors the Green Valley Ranch trail corridor, and the longer Harry Reid Union Pacific Railroad Trail runs from Green Valley Park out toward the River Mountains Loop Trail, linking Green Valley to miles of regional biking and hiking routes.

For recreation beyond the neighborhood parks, the Green Valley Ranch Resort opens its pool area to locals on a day-pass basis during the season, and the area has serious fitness clubs including ClubSport and Life Time if a gym is part of your must-have list. Between the trails, the parks, and the resort amenities, there is rarely a weekend without something to do close to home.

Life at The District at Green Valley Ranch

The heart of the community is The District at Green Valley Ranch, an open-air, walkable mix of shops, restaurants, and entertainment at 2225 Village Walk Drive near the intersection of the 215 and Green Valley Parkway. It was designed to feel like a small downtown rather than a strip mall, with a movie theater, restaurants, and weekly events that draw families from across Henderson.

The coffee and dining scene around Green Valley is strong and genuinely local. Mothership Coffee roasts in-house and has a well-loved shop on Green Valley Parkway (2708 N. Green Valley Pkwy, Henderson, 89014), a favorite spot for a working morning. For a relaxed family breakfast, Elys Breakfast Restaurant and Burgers on North Green Valley Parkway is a casual local staple, and Black Bear Diner is nearby when you want comfort food. The District itself anchors the night out, with a cinema, restaurants, and seasonal events all in one walkable spot.

Is Green Valley Right for You?

Green Valley is a strong fit if you value established neighborhoods, mature landscaping, and a school pattern that feeds into a well-regarded high school, all within easy reach of the 215. It suits families, long-time owner-occupants, and buyers who want the settled, low-stress feel of a community that has had decades to mature. If you prefer brand-new construction and resort-tower views, other corners of the valley will call to you more, but if walkable coffee, parks on every corner, and a short drive to the southeast valley's jobs and shopping sound right, Green Valley belongs on your short list.
