Today, with 3.6 months of supply, the market is squarely in neutral territory. A balanced market defined as 4 to 6 months of supply means neither buyers nor sellers hold a structural advantage. Prices stabilize. Negotiation becomes standard. And the quality of the transaction the inspection, the appraisal, the financing matters more than speed.

For buyers, this is the best environment we have seen since 2019. For sellers, it means that a strategic, well-executed approach still yields excellent results. And for homeowners, it is an opportunity to evaluate your equity position and plan your next move without the pressure of a fast-moving market.
