If you have been looking for new construction homes in Henderson this year, you may have noticed a flurry of activity at the corner of West Galleria Street and North Stephanie Street. That intersection, in the heart of central Henderson near the 215 Beltway, is where KB Home opened Meriden in April 2026. Nevada Governor Joe Lombardo and Henderson Mayor Michelle Romero attended the ribbon-cutting ceremony, and for good reason. At 110 acres and roughly 940 homes at full buildout, Meriden is one of the most significant new master-planned communities to open in the valley this year.
I have visited the community multiple times since it opened, walked the model homes, and talked with the sales team. Here is everything you need to know about Meriden and whether it might be the right fit for your next move.
Why Meriden Matters for Henderson Homebuyers
Henderson has been one of the fastest-growing cities in Nevada for years, and 2026 has brought an unprecedented $2.5 billion wave of new development across the city. But most of the new master-planned communities are concentrated on Henderson's outer edges. Cadence stretches east toward Lake Las Vegas. Inspirada sits near the southern foothills past the 215 beltway. Meriden is different. It sits in central Henderson, minutes from the Galleria at Sunset mall, the 215 and I-11 interchanges, and established neighborhoods like Green Valley and Paradise Hills.
For homebuyers who want the benefits of new construction without feeling like they are on the far edge of the city, Meriden's location is its strongest selling point. You are less than 15 minutes from the Las Vegas Strip, about 20 minutes from McCarran International Airport, and walking distance to existing schools, shopping, and dining. Compared to communities farther south and west, Meriden offers a central location that makes daily life more convenient for families who work in different parts of the valley.
The Five Collections: A Home for Every Stage of Life
KB Home designed Meriden with five distinct collections that span townhomes, attached single-family homes, and detached single-family homes. The range of floor plans makes the community accessible to first-time buyers, young families, and move-up buyers alike. Here is a breakdown of each collection.
What You Get Inside: KB Home's Modern Standard
Every home in Meriden comes with KB Home's standard package, which includes modern kitchens with islands and granite countertops, large great rooms, expansive primary suites with walk-in closets, and smart home technology including smart thermostats. All homes are ENERGY STAR and WaterSense certified, which matters in the desert. Lower utility bills and reduced water usage are built into every floor plan, not added as upgrades.
One feature I hear buyers mention again and again is the walk-in closets in the primary suites. In a market where many new-construction homes under $400,000 still skimp on closet space, KB Home has made them generous across all five collections. That might sound like a small thing, but anyone who has lived in a Las Vegas home built in the early 2000s knows that closet space is a serious quality-of-life consideration.
Community Amenities and the Neighborhood Feel
Meriden's amenity package is designed for an active, connected lifestyle. The master plan includes a dog park, an exercise park, a children's playground, picnic areas, a community park, and paseos and walking paths that connect the entire neighborhood. These are not luxury resort amenities, and Meriden does not pretend to be. What it offers is practical, family-focused outdoor space that encourages residents to walk, gather, and play.
For recreation beyond the community gates, Cornerstone Park and Railroad Lake are within a five-minute drive. The Galleria at Sunset mall and the surrounding shopping and dining corridor on Stephanie Street and Wigwam Parkway are equally close. And for families with school-aged children, the community is zoned for Clark County School District schools within walking distance of the development.
How Meriden Compares to Other Henderson Communities
If you are shopping new construction in Henderson, you are likely also looking at Cadence, Inspirada, and possibly the newer Meriden competitor communities. Here is how they stack up.
Cadence is the giant of Henderson's new-construction market, with more than 12,000 planned homes on 2,200 acres. It leads the valley in new-home sales volume and attracts buyers with its sheer scale and variety of builders. The trade-off is location: Cadence sits farther east, closer to Lake Las Vegas, which means a longer commute to the central valley and the Strip.
Inspirada is in its final phases with roughly 75 homes left. It is a mature, well-established community with excellent amenities, but by the end of 2026 it will likely be sold out. Buyers who love Inspirada's location near the 215 and Anthem should look at Meriden as a close alternative with comparable access.
Meriden distinguishes itself with its central Henderson location and its focus on entry-level and move-up buyers. The starting prices in the $350,000s are competitive with Cadence's entry-level product, and the location is arguably more convenient for anyone who works in central Las Vegas or the Strip corridor.
What Buyers Should Know Before Visiting Meriden
New construction has its own rhythm, and buying at Meriden is no different. Here are a few things I tell every client before they walk into a model home.
Bring your own agent. The builder's on-site sales representative works for KB Home, not for you. Having your own agent ensures someone is looking out for your interests during the negotiation, contract review, and closing process. It costs you nothing as a buyer, and it can save you thousands.
Ask about incentives. In the summer of 2026, most Las Vegas Valley builders are offering incentives. At Meriden, KB Home may offer rate buydowns, closing cost credits, or design center upgrades depending on inventory levels and the time of year. Always ask what is available before you negotiate price.
Understand the HOA. New master-planned communities in Henderson typically have HOA fees that cover common area maintenance, community amenities, and landscaping in common spaces. Meriden's fees are not yet finalized in every phase, but budget $150 to $250 per month for the HOA plus any applicable SID or LID assessments.
Factor in the timeline. If you are buying a home that has not been built yet, your close date could be 6 to 10 months out depending on where the community is in its construction cycle. If you are buying a quick-move-in home that is already under construction, you can close in 30 to 60 days. Ask the sales team about both options and choose the timeline that fits your situation.
Who Is Meriden For?
Based on what I have seen in my visits, Meriden serves three types of buyers particularly well.
First, first-time homebuyers who are looking at the $350,000 to $450,000 range will find the Meadows and Liberty collections accessible, especially with Nevada down payment assistance programs. Home Is Possible offers up to 5 percent of the purchase price for eligible buyers, and that can make a real difference on a $380,000 townhome.
Second, young families who need 3 to 4 bedrooms and want new construction in a central Henderson location will find Glades and Peaks compelling. These are homes you can grow into without outgrowing the neighborhood.
Third, investors looking for newer rental properties in a growing part of Henderson will find the townhome collections attractive. Newer construction means lower maintenance costs, and Meriden's location near the 215 and I-11 makes it easy to rent to professionals who work across the valley.
The Bottom Line on Meriden
Meriden is a welcome addition to Henderson's new-construction landscape. It offers the central location that buyers have been asking for, with five well-designed collections that span entry-level to move-up price points. It is not a luxury community, and it does not try to be. What it offers is solid, energy-efficient new construction in a location that makes daily life more convenient for families and professionals.
If you are considering Meriden or any other new-construction community in the Las Vegas Valley, I would love to walk through the models with you and talk through what each collection means for your budget, your timeline, and your long-term goals. New construction has its own language, and having an experienced agent on your side makes all the difference.
Meriden is part of Henderson's 89044 ZIP code, with the wider southeastern corridor spanning 89002, 89012, and 89052 as well. New-home phases and resales in the master plan are easiest to compare on my live search: Search homes in Henderson.
